The cap rate is the annual yield a property returns to it's owner(s) expressed as as percentage. Ex: The purchase price for your property is $100, after operating expenses, property taxes and debt servicing you were left with $3 before income taxes you would have a cap rate of $3/$100 = .03 or 3%. A 3 cap!
The cash-on-cash return is the cash a property returned to an investor expressed as a percentage of the out-of-pocket cash invested into the property. Ex: If the property cost $100, so you get a loan for $90 and you put $10 down for an annual profit of $5 you would have a 50% cash-on-cash return. $5/$10 = .5
